01 The warning signs

Three ways shingles tell you they're drying out

    Edges lift and surfaces split because the asphalt can no longer stretch with hot afternoons and cold nights.

    Granules in the gutter

    That gritty sediment is your roof's UV armor washing away — the dried binder underneath can't hold it anymore.

    Brittle to the touch

    A healthy shingle bends. A dry one snaps — usually during the next big wind, and rarely just one at a time.

02 The treatment

A penetrant, not a paint job

Plenty of products promise to "seal" a roof under a film of acrylic or silicone. We don't do films — on asphalt shingles they can trap moisture and cause more trouble than they prevent. Our treatment is a penetrant: a soybean-derived oil that soaks into the shingle and puts back the flexibility the sun baked out.

  • Dries completely clear — your roof looks the same, it just behaves younger.
